What a home policy typically covers

What it often leaves out
Flood is the big one in South Florida. Most homeowners policies don't cover it, and flood needs its own policy. Policies also differ on water damage, mold and other exclusions, so we point out the ones that matter in yours.
Hurricane season and your deductible
A hurricane deductible is separate from your regular deductible. It can be set as a dollar amount or as a percentage of your dwelling coverage. A percentage can sound small until you do the math. We'll do it with you, so you know the number before you decide.
What companies look at
Companies often ask about roof age and condition, the year your home was built, and its wiring, plumbing, and heating and cooling systems. Depending on the company and the home, they may ask for an inspection, such as a 4-point inspection. A wind mitigation inspection documents features, like roof shape and shutters, that help a home resist wind, and some companies take it into account.
